Find answers to the most common questions about using the Rental Search Tool.

General Questions

What is the Rental Search Tool?

The Rental Search Tool (RST) is a web-based application that helps case managers, housing navigators, and partner organizations find available rental housing for participants. It aggregates listings from multiple sources and provides filtering tools to match participant needs.

Who can use this tool?

The RST is designed for case managers, CoC staff, partner organization staff, and housing navigators. If you need access, contact your supervisor or program administrator.

What areas does the tool cover?

Currently, the RST focuses on:

  • Jackson County — Medford, Ashland, Central Point, Phoenix, Talent, Jacksonville, Eagle Point, and surrounding areas
  • Josephine County — Grants Pass, Merlin, and surrounding areas

Listings and Data

Where do the listings come from?

Listings are aggregated from multiple sources including local property management companies, online rental platforms, direct landlord submissions, and partner organization contributions.

How often is the data updated?

Listing data is updated regularly to reflect current availability. However, rental markets move quickly, so always verify availability before sharing with participants.

Are all listings verified?

Listings are aggregated from various sources and may not be individually verified. We recommend contacting landlords directly to confirm details and viewing units in person before applying.

Vouchers and Affordability

Does the tool show voucher-friendly listings?

Source of Income is a protected class in the state of Oregon, so an application can’t be denied because someone is receiving assistance or has a voucher. Use program guidelines and filters like Maximum Price and Fair Market Rent to find appropriate pricing. What are Fair Market Rents (FMRs)? Fair Market Rent (FMR) is the 40th percentile of gross rents for typical, non-substandard rental units occupied by recent movers in a local market. These vary by geographic area and number of bedrooms, and are often used as a cap or benchmark for rental assistance programs.

What are Fair Market Rents (FMRs)?

Fair Market Rents are payment standards set by HUD that determine the maximum rent for housing assistance programs. They vary by geographic area and number of bedrooms.
